The Tanner patriarch was also highly protective of his three daughters — understandable given the unexpected passing of his wife. He tended to go too far at times and even spied on D.J. This often led to arguments which, in turn, led to D.J. When it came to his youngest daughter, Michelle, Danny could be guilty of spoiling her. Nonetheless, the girls respected their father and were afraid of disappointing him. Despite his air of authority, he stayed calm with his daughters and discussed matters with them so they always understood his reasoning.

While the duo didn't win, they came in at an impressive third place. Barber, 45, retired from acting and went back to school after finishing "Full House," earning a degree from Whittier College before earning her Master's in women's studies from the University of York in England. "Full House" is Dave Coulier's most notable role, so it was no surprise to see him return for a handful of episodes of the spin-off. Sweetin has fewer acting credits to her name than some of her co-stars, as she spent time working toward becoming a drug and alcohol counselor.

Turns out he didn't send them and is actually getting married.

In addition to his gig as a comedian, Joey had various other forms of employment.

Teddy (portrayed by Tahj Mowry) is Michelle's best friend. He accompanies her when she needs a "date" to sneak out and join Danny on a date with Vicky in the season five episode "Bachelor of the Month". He is also the one whose house Michelle runs away to in "The Devil Made Me Do It" later that season (Tahj Mowry's real-life sisters Tia and Tamera Mowry appear in that episode in a dual role as Teddy's older sister). He moves to Amarillo, Texas in the season six episode "The Long Goodbye". Teddy returns in the season seven episode "Be Your Own Best Friend", when his father's job moves him back to San Francisco.

10 best practices for responsive web design

responsive homepage design

What is worth attention here is that even the mobile version of a website includes 2 columns as the original one. Being based on a flexible grid allows the organization to win over as many potential visitors as it is possible. And in this case, this quality not only contributes to the appearance of the website but also unobtrusively supports the event that it publicizes.

Popular related searches

If you cannot meet these expectations and growing demands by quickly adapting to the new reality, then you are doomed to failure, and your brand is doomed to extinction. The popular coffee shop is just as well known for its website design that is regularly updated to show the most prominent sale, drink, or offer at the time. But what’s consistent throughout all seasons is the use of vibrant, appetizing pictures of Starbucks drinks.

My W3.CSS Page

But when you study successful cases, you notice that every homepage has certain elements that are universally present. Such elements are an attractive header image/video, catchy headline, meaningful copy, and carefully selected calls to action. A well-designed homepage is key to forming a positive first impression of your brand and encouraging visitors to explore your site.

Spicy – Free HTML5 Template

It isn't possible to apply a template to an already existing project. This template empowers you to add captivating animations and interactions to your website. It can be turned into an impressive user experience to catch the visitor's eye longer.

Designing For The Best Experience For All Users

Take visitor expectations into account to create a site they’ll want to interact with. There are three main screen widths, also known as breakpoints, you should keep in mind when designing your website. Let’s quickly run through them to ensure your website is responsive across the three major fixed layouts. In addition to this, a responsive web design makes it easier for bots to crawl a website through a single URL rather than crawling through multiple versions of the same web content. This helps Google properly index the web page, giving the letter a better chance of ranking high. A responsive web design makes sure your site is equally practical on all types of devices and doesn’t lose its usability when a new hot gadget is introduced to the market.

Company

Considering that a homepage is often the first interaction a consumer has with a business, it’s easy to see how much influence a homepage can have. However, the valuable benefits of a homepage extend well beyond shaping initial impressions. Differentiates real visitors from automated bots, ensuring accurate usage data and improving your website experience. TNW offers helpful considerations regarding Responsive Design, and more advice for attentive designers.

Using media queries for responsive typography

If a website’s responsive design does not align with a certain device resolution (especially a commonly used device), the site is at risk of missing out on a segment of its target audience. Avoid this by investing time and research into studying how to make a web page responsive at the beginning of a project. This can make fonts look inconsistent andrequire users to zoom in to see and interact with the content. Responsive web design is a design approach that ensures that a website looks good and functions properly on all devices. This is done by using fluid layouts and media queries to adapt the website to different screen sizes. Technical Issues and Solutions of Responsive Web Design

Responsive design has significant benefits, and it's a default for web design to support device switching. The text size can be set with a "vw" unit, which means the "viewport width". Did you know a mobile-friendly website helps in boosting SEO rankings? To use flexbox, simply give a parent container the display setting of “flex,” then select how the children within that container distribute themselves. It’s relatively simple in principle but allows for robust flexibility. Discover the processes and tools behind high-performing websites in this free ebook.

We talked about specific responsive breakpoints earlier, but we also need to consider that those mobile viewports can be displayed in landscape orientation as well. While implementing a fluid layout will technically make the content adaptive, losing a fair chunk of the portrait viewport can be a hindrance to the usability and accessibility. Most people are pressed for time and don't have the mental capacity or patience to learn everything about your company.

Set a base value for your font size and scale it to fit each major breakpoint. The standard width for text columns on desktops is characters per line and even shorter on mobile, so be mindful of line lengths. Pay close attention to your site’s headings to make sure they are properly sized on large and small displays. Most online searches come from mobile phones, but 41.5% of users still use desktops, and 2.7% use tablets to browse online. Putting all focus on just one of the gadgets and ignoring the rest would mean you’re passing up on a large segment of web traffic.

It ensures you’re prepared for future technology, helping you avoid going through a redesign process every time the hierarchy of devices changes. Similarly, the illustrations are to the right of the copy on personal computers and tablets, whereas they’re placed beneath the copy on mobile devices. Given that there are over 8.48B unique devices in existence today, this functionality allow teams to create timeless designs capable of adapting to any device, regardless of its size or shape.

responsive homepage design

The main call to action directs the web surfer to a landing page where they can select the Dropbox benefits they want and find a suitable plan. As Dropbox’s target audience can be very diverse — from individuals to enterprises — this serves to take each client to a page dedicated to their needs. PayPal’s homepage uses abundant white space to simplify the design and make the details that matter pop. As PayPal is a name that enjoys quite a bit of popularity, instead of introducing the company unlike Paypal alternatives, the website focuses on getting visitors to sign up. The bright CTA button strongly contacts with the neutral background, thus effortlessly drawing attention.

responsive homepage design

By using a flexible grid, you can change a feature or add in a breakpoint and change the design at the point where the content starts to look bad. For example, to ensure line lengths don't become unreadably long as the screen size increases you can use columns; if a box becomes squashed with two words on each line as it narrows you can set a breakpoint. A breakpoint in a responsive design is the “point” at which a website's content and design will adapt in a certain way to provide the best possible user experience. These breakpoints help you specify different CSS properties to use based on the size of the user's screen. When a website is responsive, users can access it from any device without having to zoom in or scroll horizontally. Build a website that is fully responsive and effectively grows your business.

The next example creates a grid container with three tracks sized at 1fr. This will create three column tracks, each taking one part of the available space in the container. You can find out more about this approach to create a grid in the Learn Layout Grids topic, under Flexible grids with the fr unit.

Home Value Estimator How Much Is My House Worth?

zillow house estimate

If the sellers had relied on the Zillow estimate, they would have lost more than $100,000. In some parts of the country, we may have basic information on some homes — but not enough information about enough homes to compute a Zestimate. Finally, the fourth home was a lakefront home in Elk Grove, California. The third home was a reconstructed home in an exclusive area of Davis, California, near the University of California, Davis. Zillow valued that home at $1,230,563, but it sold for $1,495,000, and for cash, with no financing involved. Their job is to conduct an unbiased assessment of the home's value.

Home price

While we strive to provide a wide range of offers, Bankrate does not include information about every financial or credit product or service. Our models can find neighborhoods similar to yours and use sales in those areas to extrapolate trends in your housing market. Our estimating method differs from that of a comparative market analysis completed by a real estate agent. We use data from a geographical area that is much larger than your neighborhood — in fact, we often use all the data in a county to help calculate the Zestimate.

Vault’s Viewpoint on Zillow Home Loans

When major improvements to the algorithm are made, we may recalculate historical Zestimates for affected homes. This provides you with the best estimate of historical property valuations. The Zestimate is based on a complex and proprietary algorithm that incorporates millions of data points. The algorithm determines the approximate added value that an additional bedroom or bathroom contributes, though the amount of the change depends on many factors, including location and other home facts. Real estate professionals can also help their clients claim their home on Zillow, update the home facts and account for any work they have done on the property.

As far as Zillow Home Loans closing costs are concerned, they tend to range between 3% to 5% of the loan amount. It is worth noting that Rocket Mortgage requires you to agree to a hard credit inquiry to receive a customized rate quote. Therefore, it may be a bit more difficult to compare offers from Rocket Mortgage to those from Zillow Home Loans or other mortgage lenders. As an online lender, Zillow allows much of the loan application process to be completed via your computer or mobile device. The good news is Zillow Home Loans will assign you a dedicated loan officer to guide you and your real estate agent through the home loan process.

An FHA loan will come with mandatory mortgage insurance for the life of the loan. Both companies encourage buyers and sellers to work with real estate agents or professional appraisers. Banks and other lenders will typically require a formal appraisal before issuing a mortgage. When a home goes on the market, new data can be incorporated into the Zestimate algorithm.

For example, if you have made major additions or renovations that don’t show up in the data that Redfin or Zillow have collected on your home, then their estimates may be too low. With either the Redfin Estimate or the Zillow Zestimate, the estimated value of any given home is only as accurate as the available data. If your home has additions or renovations that don’t show up in the data, then its estimated value will not reflect those changes. Neither Zillow’s Zestimate nor the Redfin Estimate is designed to replace or serve as an appraisal.

Plus, the pre-qualification process with the online lender only requires a soft credit inquiry—a credit check that causes no damage to your credit score. For example, a Zestimate may be $260,503, while the Estimated Sale Range is $226,638 to $307,394. A wider range generally indicates a more uncertain Zestimate, which might be the result of unique home factors or less data available for the region or that particular home. It’s important to consider the size of the Estimated Sale Range because it offers important context about the Zestimate’s anticipated accuracy. An FHA loan is government-backed, insured by the Federal Housing Administration. FHA loans have looser requirements around credit scores and allow for low down payments.

If your loan requires other types of insurance like private mortgage insurance (PMI) or homeowner's association dues (HOA), these premiums may also be included in your total mortgage payment. Zillow Home Loans could be worth considering if you have at least a fair credit score and you prefer a convenient, online mortgage experience. The online lender requires a minimum FICO Score of 620 or higher from its borrowers—criteria that’s slightly stricter compared to some competitors.

Sample loan programs

This means that the Zestimates for half of all on-market homes are within 2% of the selling price, and half are not. For most major markets, the Zestimate for on-market homes is within 10% of the final sale price more than 95% of the time. The Zestimate is formulated to give website visitors a range of value. It's not meant to replace an appraisal nor a real estate professional's opinion. Many agents might take a gander at Zillow values before visiting a seller, because they know the seller is looking at those values.

To do this, they'll conduct a walk-through, comparing the house's features against a checklist. They'll look for visible defects, but they won't look for potential issues in the same way as a home inspector would.

Borrowers who prefer the option to explore an in-person mortgage experience may also want to consider requesting a rate quote from Fairway Independent Mortgage Corporation. The national mortgage lender serves borrowers in all 50 states and Washington D.C. (however, it does not have physical branches in West Virginia at this time). Your home’s previous sales prices and tax history can affect its listed value. If you’ve made any significant changes to your home, make sure you’ve reported them to the tax assessor; otherwise, they won’t be included in the home value. There are no guarantees that you’ll sell for the amount you see, but the results can give you a solid ballpark idea of your home’s approximate value.

The first thing to understand is how Zillow arrives at a Zestimate, its name for a home value estimate. According to the site, Zestimates are based on a proprietary algorithm that incorporates public records and user-submitted data. However, a Zillow home value is not an appraisal and may not take into account all the data necessary to make it as accurate as possible. A mortgage loan term is the maximum length of time you have to repay the loan. Longer terms usually have higher rates but lower monthly payments.

If the data is incorrect or incomplete, update your home facts — this may affect your Zestimate. Most understand that the Zestimate is an estimate of the value of a home, and that it should be used as a starting point. When combined with the guidance of real estate professionals, the Zestimate can help consumers make more informed financial decisions about their homes. When the price is to their advantage, they might use it as evidence for their client. At least for now, Zillow can't predict how a buyer will feel when they enter a home. Real estate agents and appraisers use any number of factors when they know the neighborhood and have inspected the home in person.

But you can receive a pre-qualification and rate estimate with just a soft credit inquiry. Nonetheless, it remains important to compare any offer you receive with mortgage offers from several other lenders to confirm you find the best deal available for you. Zillow acquires data from tax assessor and county records, real estate brokerages, and multiple listing services (MLS). For example, a homeowner may contact Zillow to update information about their property's features.

However, if the updates are not significant enough to affect the home’s value, your Zestimate may not change. Zestimates for all homes update daily, but on rare occasions this schedule is interrupted by algorithmic changes or new analytical features. The Zestimate® home valuation model is Zillow’s estimate of a home’s market value. The Zestimate incorporates public and user-submitted data, taking into account home facts, location and market conditions. Conforming loans have maximum loan amounts that are set by the government and conform to other rules set by Fannie Mae or Freddie Mac, the companies that provide backing for conforming loans.

According to Zillow, the Zestimate is highly accurate, with a median error rate of 1.9% for on-market homes and 6.9% for off-market ones as of April 6, 2022. The Zestimate is intended to provide an estimate of the price that a home would fetch if sold for its full value, where the sale isn’t for partial ownership of the property or between family members. Our extensive analysis of foreclosure resale transactions supports the conclusion that these sales are generally made at substantial discounts compared to non-foreclosure sales. For this reason, the Zestimate does not incorporate data about these sales.

Zestimate

zillow house estimate

The owner may improve the Zestimate accuracy for their home by submitting up-to-date information on finished square footage, number of bedrooms and bathrooms, and lot size. Conventional loans are backed by private lenders, like a bank, rather than the federal government and often have strict requirements around credit score and debt-to-income ratios. If you have excellent credit with a 20% down payment, a conventional loan may be a great option, as it usually offers lower interest rates without private mortgage insurance (PMI).

If your home is not currently for sale, you can update facts about it online for both Redfin and Zillow. The sites will ask verification questions before you can update the information. To date, Zillow has issued Zestimates for more than 100 million homes across the country. It’s a question every homeowner wants to know the answer to, especially if you’re thinking about selling. Stay up to date on market changes and find out how much homes like yours have sold in the past year. This is the percentage of transactions for which the Zestimate was within 20% of the transaction price.

What to Do About Inaccurate Redfin and Zillow Home Value Estimates

Check that your tax history and price history (the sale price and date you bought your home) are accurate on Zillow. Even real estate agents use software, but they don't rely on those programs alone like Zillow relies on the artificial intelligence used to assemble its Zestimates. When a loan exceeds a certain amount (the conforming loan limit), it's not insured by the Federal government. Loan limits change annually and are specific to the local market.

Zillow Home Values vs. Actual Sale Prices

The United States Department of Agriculture backs USDA loans that benefit low-income borrowers purchasing in eligible, rural areas. While an upfront funding fee is required on these loans, your down payment can be as little as zero down without paying PMI. Mortgage interest is the cost you pay your lender each year to borrow their money, expressed as a percentage rate. Zillow Home Loans is licensed to offer mortgages in every state except for New York. Additionally, the online mortgage company is an accredited member of the Better Business Bureau and has an A+ rating with the organization.

Depending on your home financing needs, Zillow Home Loans could be a decent choice for a mortgage lender. Yet it’s always wise to look at offers from several lenders before you commit to a specific lender. According to Fannie Mae, comparison shopping could save you thousands of dollars on a home loan. After you submit your initial pre-qualification form, you may hear from a loan officer who can answer questions and collect additional information. If you decide to continue with the loan process, the loan officer may help you complete an official loan application. At that point, you may need to provide documentation to verify your financial information, such as tax returns, bank statements, W2 forms and pay stubs.

Zillow Home Loans Review 2024: A Simple Online Mortgage Experience for Well-Qualified Borrowers

If your home is currently on the market and you find information that’s incorrect, collect whatever relevant documentation you have—mortgage statements, tax bills, public records, etc. You can submit those items for consideration by the companies’ customer service departments. Once you’ve been verified as the owner, you can update the home’s square footage and the number of bedrooms and bathrooms. If you’ve recently completed renovations, such as redoing the kitchen or bathrooms, you can indicate that. You can also note any special features, such as a pool, finished basement, accessibility additions, or waterfront location. Using MLS information, user-submitted data, and market trends, Zillow’s proprietary algorithm generates the Zestimate.

Find an agent to sell your home

Additionally, depending on the loan program, borrowers may be eligible to purchase a home with credit scores as low as 580 with Rocket Mortgage. Most lenders, though, reserve their most competitive interest rates for borrowers with higher credit scores. Zillow is perhaps best known as an online real estate marketplace. Yet Zillow Home Loans operates as an online mortgage lender as well. The Zestimate is designed to be a neutral estimate of the fair market value of a home, based on publicly available and user-submitted data. The nationwide median error rate for the Zestimate for on-market homes is 1.9%, while the Zestimate for off-market homes has a median error rate of 7.5%.

Vault’s Viewpoint on Zillow Home Loans

We can only calculate Zestimates for homes and regions where we have certain data, including historical transactions. This column indicates the number of homes in an area that have Zestimates. One property is two houses on a lot in Midtown Sacramento, located on a busy street near the railroad tracks and close to freeway noise, across from a commercial property. Zillow estimated the value of that home at $380,733, but it sold at $349,000, after almost six months on the market with plenty of exposure. The following four typical homes were actual home sales, and the price outcome is compared with their Zillow Zestimates at the point of sale, to highlight some of the variations in the two values. In other cases, such as for older neighborhoods with many homes that have been improved in different ways, it won't be that close at all.

Fans of in-person mortgages may also want to consider other options since Zillow Home Loans does not have any physical branches. Our research is designed to provide you with a comprehensive understanding of personal finance services and products that best suit your needs. To help you in the decision-making process, our expert contributors compare common preferences and potential pain points, such as affordability, accessibility, and credibility. Michelle is a credit expert, freelance writer and founder of CreditWriter.com. She’s a three-time finalist for the best personal finance freelancer award from the Plutus Foundation. When an agent assesses a property, typically they begin by studying it from an overhead, satellite view on Google. They note whether it backs up to a busy street, the proximity to commercial property or freeways, the size of other homes nearby, the vegetation and landscaping, and its orientation to the sun. If available, they will view any photos of the exterior plus a street scene. It’s also smart to check your credit reports from all three credit bureaus before you apply for a mortgage from any lender.

This is the percentage of transactions for which the Zestimate was within 10% of the transaction price. This is the percentage of transactions for which the Zestimate was within 5% of the transaction price. The second home was a custom waterfront property in the Pocket area of Sacramento. Zillow valued that home at $983,097, yet it sold at $1,085,000, which was 10% more than the Zillow estimate.

Though there may not be any recent sales in your neighborhood, even a few sales in the area allow us to extrapolate trends in the local housing market. We recommend that real estate agents and other professionals gain a basic understanding of how the Zestimate is calculated and how to read the Zestimate data accuracy table. This will help them explain to their clients why the Zestimate is a good starting point and historical reference, but should not be used for the final pricing of a home. Services like Zillow provide one estimate of your home's value, but they don't offer a definitive valuation.

For most borrowers, the total monthly payment sent to your mortgage lender includes other costs, such as homeowner's insurance and taxes. If you have an escrow account, you pay a set amount toward these additional expenses as part of your monthly mortgage payment, which also includes your principal and interest. Your mortgage lender typically holds the money in the escrow account until those insurance and tax bills are due, and then pays them on your behalf.

Although Booth owned property on Commonwealth Ave, he never built a house on the lot so he often stayed at the Parker House when he was in town. In 1866, Parker purchased a narrow lot at 66 Tremont street and built a third wing for the hotel, complete with bay windows and a steep Mansford roof, and also added two floors to the main building. In 1856, Sanzian reportedly invented the Boston cream pie that the hotel is now famous for. The pie is a two-layer French butter sponge cake filled with pastry cream and topped with chocolate fondant. The dessert has remained a staple of the hotel’s restaurant ever since.

Edith Wharton, one of my favorite American novelists, includes the Parker House as a location in her Pulitzer-Prize-Winning The Age of Innocence. The beguiling Countess Olenska books a room at the Parker House Hotel. When her beau, Newland Archer, finds out, he leaves Newport immediately to come and find her. His messenger to the Parker House returns to say Countess Olenska is out, so Archer storms over there to find her himself. On his way through the Boston Commons, he finds her sitting on a bench, and at last the two are face-to-face as he has long desired.

In 1933, the Atlantic National Bank foreclosed on the Parker House hotel’s mortgage. Then the First National Bank acquired the Atlantic National Bank along with its mortgage of the Parker House. The celebration didn’t last long though because the financial crash of 1929 and the Great Depression that followed later put the the Parker House in financial trouble, as it did to most hotels in the country. The old Parker House was demolished and replaced with a new 14-story building, made from polished black Quincy granite on the lower exterior facades and limestone and buff-colored brick above. Since the annex building remained open during the demolition of the main building, it has allowed the hotel to be described as the oldest “continuously operating” hotel in the country.

He then began an extensive renovation of the building as soon as the sale had become final. He subsequently redeveloped the entire building with an extensive group of contractors, leaving just the 10-story annex open to the general public. Architect Henri Desmond completely redesigned the structure based on the principles of Classical architecture.

Booth’s kidnapping plan fell through but he later stayed at the hotel again on April 5 and 6 in 1865, just 10 days before he assassinated the president. Many notable political guests also stayed at the Parker House during the 1860s, including Mary Todd Lincoln, in November of 1862, while visiting her son Robert who was a student at Harvard. In 1863, Parker acquired the land behind the annex building, on the corner of Chapman Place and Bosworth Street, and built another wing to the Parker House, a 10-story annex. This annex is still in use, making it the oldest part of the hotel, and is reportedly haunted.

Whenever Parker trotted the horse-drawn coach into Boston, the young man ate his noonday meal at a dark cellar cafe onCourt Square, owned by one John E. Hunt. By 1832, the ambitious young Parker bought Hunt’s cafe for $432 and renamed itParker’s Restaurant. A combination of excellent food and perfect service immediately began attracting a regularclientele of businessmen lawyers, and newspapermen.

“The experience pushed me outside of my comfort zone, but in a good way,” says Elaina Eaves, a first-year student experiencing her first Bear Treks event. Another first-year business student, Isaac Colon, relished the opportunity to engage with industry professionals. The Omni Parker House also supposedly served as inspiration for a Stephen King story, 1408. Some people believe the famous ghost story is based on the haunted happenings that have been reported from the Omni Parker room 303, though King’s personal assistant denies the association.

In 1865, city officials built a new city hall on School Street and the Parker House suddenly became a meeting place for politicians due to its location between the new city hall and the Massachusetts State House on Beacon Hill. Both state and local politicians often met at the hotel to discuss politics over dinner and drinks. Hence, in colonial Boston, travelers found rest andrefreshment not in hotels or motels, but at local taverns and inns. Since women were rarely on the road, colonial malesgenerally frequented these roadside taverns. They slept in rustic shared bedrooms—and often, shared beds — afterspending considerable time quaffing pints of colonial beer.

I had the chance to stay at the Omni Parker house during one of my frequent trips to Boston during grad school, and I definitely recommend staying here if you get the chance. As far as location, you really can’t find a better spot for a Boston hotel. It’s located by several T-stops, on the corner of the Boston Commons, and along the Freedom Trail. Staying at the Omni Parker, you are also within easy walking distance of some of the best Boston bookstores. John Wilkes Booth stayed at the Parker House Hotel the week before he shot President Lincoln. Ho Chi Minh, Marxist revolutionary and president of North Vietnam, worked there as a pastry chef and his marble baking table is still being used.

History and the Parker House go hand in hand like JFK and Jackie O (who got engaged here). Malcolm X was a busboy here; Ho Chi Minh was a pastry chef; and Boston cream pie, the official state dessert, was created here. Rooms are comfortable and traditional, and the hotel's location, in the heart of the Freedom Trail, is incomparable. But while the hotel experienced something of a renaissance under Glenwood Sherrard’s management, his son, Andrew, could not keep the business afloat.

The hotel nearly went bankrupt due to the bad business decisions made by Andrew Sherrard following his father’s death in 1958. Salvation fortunately arrived ten years later when the esteemed Dunfey Hotel Corporation purchased the Parker House from the Sherrards. Under Dunfey, the hotel experienced a thorough series of renovations that both restored its magnificent architecture while also modernizing the available accommodations to maximize their comfort.

Omni Parker House has so much history to share, that it can't all fit on one brochure or web page. Home decor ideas: 47 chic interior design schemes

beautiful interior design

There are many ways to hang a gallery wall, but we favor one that's anything but basic. James Design Group's book and cover any bare section of wall you can. It'll draw the eye upward is a great way to avoid painting your living room walls. Designer Brian Paquette created this warm, sunken living area in a Southern California home by using jewel tone colors and keeping the furnishings relatively close together. It goes to show that even if your living room is smaller, it doesn't have to feel cramped. Just be intentional about the pieces you pick and how you arrange them.

Add Organic Touches

The midcentury modern living room in Ashley Maddox's Waco, Texas, home is one to emulate if you're trying to lean into the aesthetic. It captures the 1950s charm with streamlined furniture, sculptural light fixtures, and geometric accessories. A close relative of maximalism, eclectic design features elements of various styles, periods, and places brought together for a unique space.

Update the Wood Paneling

Anyone can make a sleek living room appear warm and welcoming—all it takes are some thoughtful accessories. In this Brooklyn townhouse, Ishka Designs packed on the charm with intriguing ceramics and eye-catching artwork. If you have a statement art piece in your collection, framing it in the living room is probably the best way to showcase it. Architect Lee Mindel took on the role of decorating Darren Starr’s New York City loft, and this spheric artwork by Jose Dávila makes the room stand out. For Andrea and John Stark’s Hamptons home, this Azura marble fireplace wall, flanked by a pair of facing sofas, sets the scene for fabulous face-to-face time with loved ones.

In other words, it's not just a room—it's part of your home's culture. You deserve a living room that's comfortable and stylish—whatever that means to you. From placing the rug to choosing a sofa, there's a lot designers know from experience that makes these spaces look and feel pulled together. That's why we've gathered gorgeous, modern living room ideas from design experts to help you create exactly what you want. While warm, neutral color schemes, natural-influenced materials, and seamlessly integrated floor plans are du jour, there are other signature identifiers of a modern kitchen.

Dark colors can be intimidating to decorate with, but they can add serious drama to a space. Getting playful with your décor choices doesn’t only mean picking vibrant colors and bold prints. It can also mean adding glamour in places you’d never expect to find it. While the sheer number of pieces donated this year was extraordinary, it's the fact "that people are still showing up and doing it" that completely fills Huniford up with joy after these almost two decades of DOAD. Tickets are still available for purchase for opening night, which is April 25th, but entry is free for the public sale days on April 26 and 27.

How do you find a good interior designer?

It's all about unpretentious coziness and lots of texture when it comes to Shabby Chic style. Here, Leanne Ford blends rustic and organic elements with imperfections (wrinkled linens and chipped paint) that make the space more inviting. With roots tracing back to 1920s Europe, Art Deco prioritizes geometric forms and intricate decoration paired with luxe materials like lacquer, mirrored glass, and marble.

Use a Single Bold Color Accent

Victoria Sass of Project Refuge Studio snuck a record player into the corner of this texture-rich, minimalist living room.
